Stage 4: Develop Design and Experience

Goal of this Stage:  

You are now finalizing the concept development and moving to the early phases of execution. Much of the work from the previous stages, including the physical design of the project, the experiential design for residents (e.g. programs and services), and the pro forma that demonstrates the project’s financial viability and operational sustainability, will be finalized in this stage. With these in hand, you will secure funding to move forward. 

You will also move forward in securing partnerships for the project, and in navigating the municipality’s planning and approvals processes.  At the conclusion of this stage, you will have a construction manager hired and should be ready to proceed with building the project. 

Key Questions to Answer: 

  • Is the land that you have selected for the project secured?

  • Are you ready to finalize all of the details of your site and building?

  • Have you formalized your project partnerships?

  • Have you secured capital funding for the development of the project? 

  • Do you have a viable and financially sustainable operating budget? 

  • Do you have the approvals you need to begin construction?

  • Who will manage the tender and construction of the project (i.e, who is the builder)?

What Needs to be Done: 

  1. Secure the land (if you do not already own it)

  2. Refine and finalize architectural design

  3. Create partnership agreements

  4. Secure project funding 

  5. Finalize capital and operating budgets

  6. Obtain municipal approvals 

  7. Work with the project team to undertake construction tender
